About Project

“Sepid” is a residential project located on Shourideh Street in District 2 of Tehran, currently under construction for the client. In this project, two separate plots were consolidated into a single site to create a coherent architectural response. The building consists of 6 floors and one basement level, with 2 residential units per floor, each measuring 128.5 square meters. In total, the project includes 11 residential units with a total built-up area of 2,116 square meters.

The foundation of the “Sepid” project was the permitting process and full compliance with urban regulations. From the outset, the project began with density analysis, setback studies, and municipal code requirements, while all stages of technical documentation, drawing revisions, and administrative follow-ups were carried out directly by the AKJA team in coordination with municipal authorities to ensure full compliance and approval of the building permit. In parallel, design development and construction drawings were advanced in-house, and after obtaining the permit, the project continued through execution and completion under the same team.

Interior Design

The interior of Sepid House is a masterclass in contemporary minimalism. The design philosophy revolves around an open-plan layout that maximizes the perception of space within the 128.5-square-meter units. A neutral and monochrome color palette dominates the space, punctuated by bold accents of mustard yellow and deep teal to create visual interest. The use of natural textures, such as herringbone oak flooring, paired with sleek black marble and matte white surfaces, establishes a luxurious yet lived-in atmosphere that caters to a modern urban lifestyle.

Design detail

Every architectural detail in Sepid House has been curated to enhance both form and function. The lighting strategy is particularly notable, utilizing a mix of magnetic track lighting, recessed spotlights, and sculptural pendant fixtures that double as installation art. A key design feature is the use of fluted glass partitions and black metal frames, which define different functional zones—such as the dining area and the living lounge—without obstructing the flow of natural light. The integration of customized cabinetry and hidden storage solutions reflects a commitment to seamless, “invisible” design.

Furniture Design

The furniture selection and placement are central to the apartment’s identity, favoring sculptural and ergonomic forms. Iconic pieces, such as the low-profile modular sofa and the statement “Roly Poly” inspired armchair, add a sense of avant-garde playfulness to the living space. The dining area features a bespoke marble-top table with metallic pedestals, surrounded by sleek, upholstered chairs that mirror the unit’s color accents. By choosing furniture that sits low to the ground and features clean geometric lines, the design maintains an unobstructed view of the large windows, connecting the interior world with the city skyline.
