About Project
Boutique Hotel Masiha is a restoration and adaptive-reuse project located within the dense urban fabric of Tehran. Originally a historic villa, the building was carefully renovated and transformed by Akja Architecture Group for Masiha Holding, preserving the character of the existing structure while introducing a contemporary hospitality experience. The concept of the hotel is inspired by the narrative richness of Persian culture, where each guest room is assigned a distinct color identity and named after a legendary character from the Shahnameh. Through this approach, every room offers its own atmosphere and story, creating a memorable and emotionally engaging stay within the vibrant context of the city.
Interior Design
The interior design strategy balances historical continuity with modern comfort. Rather than competing with the existing architecture, the intervention highlights the proportions, openings, and spatial qualities of the original villa while introducing a refined palette of colors, textures, and lighting. Each room is defined by a dominant color theme that establishes its unique identity, influencing the selection of materials, fabrics, decorative elements, and ambient lighting. The result is a collection of intimate yet distinctive spaces, where guests experience different moods and narratives throughout the hotel.
Design detail
Special attention was given to the relationship between color, texture, and architectural framing. Decorative wall panels, deep window reveals, layered curtains, and carefully integrated lighting create depth and visual rhythm within the compact room layouts. The contrast between crisp white surfaces and saturated accent colors enhances the perception of space while reinforcing the identity of each room. Classical references are subtly reinterpreted through contemporary detailing, creating interiors that feel both timeless and approachable. Every element was selected to support a calm, immersive atmosphere while maintaining operational efficiency for hospitality use.
Furniture Design
The furniture was custom-designed specifically for the project to reinforce the narrative character of each room. Upholstered beds with vertically channeled headboards and bases create a strong visual anchor while providing comfort and durability for hotel use. The furniture language combines soft geometries, tactile fabrics, and carefully proportioned details that complement the architectural framework without overwhelming it. Color-coordinated textiles, bespoke bedside units, and integrated storage solutions contribute to a cohesive guest experience, where architecture and furniture work together as a unified design system. The custom pieces were developed to achieve a balance between elegance, functionality, and long-term performance, reflecting the boutique nature of the hotel.
